My Selling Process
Navigate the journey of selling your home with my EmpoweredPath approach, where I meticulously manage every detail for a seamless sale. I’ll start by listening to your goals to accurately answer the biggest question on your mind: What is my home worth? We’ll price your home correctly so that it is competitive in the market. Once the valuation is in place, I’ll use data-driven technology to assess local market trends and develop a tech-savvy marketing plan that keeps your goals at the forefront without forgetting the little details that will make the campaign successful.
Property Evaluation & Marketing Plan
Next, we will tour your property’s every room. I’ll offer suggestions for furniture rearrangement and decluttering, neutralizing the space to highlight its best features and showcase your property’s assets. Every listing receives complimentary professional photography optimized for both print and web and the creation of a 3D tour.
Personalized Walk-Through
When an offer (or offers!) is generated, I’ll contact you immediately. We will review every item in the offer so that you thoroughly understand what the buyer is asking for. After we have reviewed the offer and reached agreement on next steps, I will either: 1) Accept the offer 2) Negotiate the counteroffer 3) Reject the offer on your behalf
The Offer
During the negotiation process, consider me your trusted representative. I’ll evaluate all options and strategies, taking the market conditions, other offers, and your personal requirements under consideration. My top priority is ensuring that your objectives are fully met.
Negotiation
Now comes the critical period of the selling process. I’ll be in close communication with the buyer’s agent and lender as well as the title and escrow team, ensuring that important milestones are achieved, and contract deadlines are met. Along the way, I’ll work diligently to smooth out any bumps that might arise in the journey to closing.
Processing The Sale
The signing appointment may happen as early as a week in advance of—or even the morning of—the closing date. I’ll check in often with the buyer’s lender, ensuring their loan documents reach escrow in time for a smooth and efficient closing. I’ll also be in close contact with you along the way. On closing day, documents are recorded with the County, proceeds are disbursed, and I’ll coordinate the key transfer to the buyers.
The Closing
The property is yours to love. Make sure to notify important contacts, utilities, etc. about your move.
